How to trade an GUILD?

Hi I want to sell a guild (lvl 2) for 3 mill how i must to do that?

let the guy get in your guild, let him pay you, then you transfer the leadership by talking to the npc guild storage.

i mean if he thinks i gonna scam him (i never do that) what then?
