Got abit confused after talking in guildchat,
I was of the belief that you would only have a chance of loosing weapon if you attempted to go above +5, like +5 to +6
but would there be a possibility of breaking weapon at already +4 to +5 ?

No from +4 to +5 you're safe from breaking it (durability reduced).

Sorry I was wrong. Breakage != durability reduction
Immortal: prevent the item from breakage.
Steady: prevent the item from durability reduction (only occur from +5 onwards)
Astral: when you fail from +4 onwards, the item goes back to +4
Notice that the astral attribute cannot be higher than the immortal attribute.
So at any + step, you have a slight chance of breakage I suppose.

steady prevents duraloss
immortal prevents loss of weapon.
but i thought you could only loose weapon if you tried above +5.
same with loss of dura

Lance, +5 is hard to get, and usually costs more than its worth for early level weapons atleast, so few attempt it.
unless you have a sos your alchemy expenses will easliy override the amount you can sell the weapon for if you should succed...
so only loss involved usually
